    Southern California Home Auctions

    I went to the Hudson and Marshall Los Angeles/Orange County auction in Anaheim on November 10. I wrote down what each property went for at the auction. However, I only stayed for the first two hours, and had to leave for prior commitments. So I only have data through property #163.

    Here's the number everyone wants to know: the average property went for 69.60% of the asking price.

    The Sun-Sentinel reports:

    The median price of an existing home sold in Broward last month inched up 1 percent to $354,000 from $349,400 a year ago, the Florida Realtors group said Wednesday. The county's prices have been up and down in recent months, but analysts say prices are trending downward across the region.

    Broward's median price has slipped nearly 10 percent since peaking at $391,100 in November 2005. One analyst said area prices could drop another 10 percent in the coming year, with some neighborhoods experiencing more severe declines.

    The Arizona Republic reports:

    The median price of an existing Valley house fell to $242,000 last month, reports the Realty Studies department at Arizona State University's Polytechnic campus. That's the lowest median price the market has posted since spring 2005. It's an almost 10 percent drop from the median resale high of $267,000 the housing market hit in early 2006.

    Experts predict further price drops of perhaps 20%. Read more.

    Price drops from builders of Las Vegas homes this past fall produced results -- sales! According to the Review Journal:

    Pulte Homes marked down prices 15 percent on certain models, with discounts of up to $80,000 on some completed new homes during one October weekend. The builder's Del Webb subsidiary sliced $55,000 from some of its asking prices. Rhodes Homes has offered as much as $100,000 off on finished houses. Lennar Corp. has slashed prices on some models by about a third; Lennar cut the cost of a 5,000-square-foot home in its Earlstone community from $911,490 to $662,490, and a 4,498-square-foot home in its Silver Creek subdivision went from $807,290 to $612,290. Centex Homes has clipped $25,000 to $100,000 off the prices of some of its existing homes, and is ponying up as much as $21,000 in closing costs on some models. American West Homes' valleywide "liquidation sale" on Nov. 10 and Nov. 11 featured savings of up to $143,000.

    Some 69 new condos are being auctioned off in Southern California:

    • 1 condo in the Regency development, Ontario. Minimum bid $129,000 for 3bd/2ba.
    • 1 condo in the Victoria Heights development, Rancho Cucamunga. Minimum bid $149,000 for 2bd/2ba.
    • 9 condos in the Lakes development, Corona. Minimum bid $109,000 for 2bd/1ba.
    • 10 condos in the Pacific Pines development, Torrance. Minimum bid $199,000 for 2bd/1.75ba.
    • 22 condos in the Monterey Villas development, Santa Ana. Minimum bid $129,000 for 1bd/1ba.

    16 new townhomes at Harriet Lane in Sacramento are being auctioned off on Dec 13.

    These townhomes have asking prices of $365,000 and $375,000. The minimun bids are $169,000 and $179,000. They are all 2bd/2ba homes. The floorplan is a bit awkward, at three levels with the bottom level a 2-car tandem garage. The community has 34 units total.
